At TIR Lettings we operate a team of c25 people across our three branches in Sheffield and Bradford, and our aim is to make your experience as hassle-free as possible.
We can deliver a range of services from tenant find only, to full management, and offer a competitive fee structure. Services typically include:
- Preparation of market appraisals and referral of rental recommendations for approval;
- Professional marketing of the property including photographs, descriptions and advertising on all the main property portals and social media;
- Conducting pre-move out inspections to assess condition of property prior to remarketing;
- Comprehensive tenant referencing in line with current legislation;
- Preparation of tenancy agreements in line with current legislation;
- Accompanied flexible viewings;
- Creation of detailed inventory and schedule of condition;
- Accompanied check-in and check-out appointments;
- Collection and registration of security deposit;
- Handling security deposit disputes;
- Informing utility companies and Local Authorities of tenancy changes;
- Rent collection and creation of monthly statements;
- Arrears collection, including the provision of legal guidance as required;
- Call handling and logging of maintenance, referring to landlords as required;
- Utilisation of TLR’s database of fully insured and vetted contractors including our in-house maintenance engineer;
- Instructing contractors on all compliance issues and ensuring certificates are received before the due date;
- Conducting six monthly property inspections;
- Conducting regular rent reviews communicating as appropriate;
- Provision of an emergency only out of hours service for tenants.
Our management fee structure ranges from 10% to 13%, depending on whether or not you opt for our insurance package which typically covers:
- Rental guarantee should your tenant fail to pay, paid within 2 working days of the rent due date;
- Rental guarantee should your tenant pay late, again paid within two working days of the rent due date;
- Tenants pay by Direct Debit;
- Quicker eviction process, average timescale with our package is 4 months compared to the national average of 10 months;
- £50,000.00 legal cover including court and bailiff costs (average costs to evict a tenant is £1,500.00);
- Two months void cover equivalent to 50% of the rent.
